Where we buy in Idalou
Idalou sits about 12 miles northeast of Lubbock on US 62/82, with FM 400 crossing the highway just east of town and running north-south from there. The city limits cover about one square mile, but the 79329 ZIP covers about 83 square miles — so roughly 98 percent of the land people call Idalou is outside the city, farmhouses and places on acreage in unincorporated Lubbock County. We buy in both.
The town grew up around a switch and depot on the railroad laid from Lubbock toward Crosbyton in 1911, and it has been a cotton and grain sorghum town ever since. Drive east on 82 past the apple orchard and it is cotton on both sides. Idalou ISD runs three schools on one shared campus, so the school here is one place the whole town drives to.
Either way, the paperwork runs through Lubbock. Lubbock Central Appraisal District sets your value, an in-town tax bill carries City of Idalou and Idalou ISD lines, and the Lubbock County Clerk records your deed. We close at a Lubbock title company, same as in New Deal or Slaton.
In Idalou you pay Lubbock prices for a house fifteen years older
| Idalou | Lubbock city | |
|---|---|---|
| Median year built | 1969 | 1984 |
| Median owner-occupied value | $211,000 | $212,400 |
| Owner-occupied share | 70.9% | 51.2% |
Same money, fifteen more years on the house. About 65 percent of the town’s roughly 1,000 housing units were built in 1979 or earlier, the biggest single decade is the 1950s, and about 86 percent are single-family detached.
A 1950s house that has been kept up is a good house, and plenty here have been. One still on original wiring and drain lines, with single-pane windows and a roof patched twice, is a different sale. A financed buyer brings an inspector and an appraiser, and both compare it to newer Lubbock inventory at the same price. That is why repair-heavy houses stall.
Two Idalou houses a few streets apart sit on different dirt
People will tell you West Texas foundation trouble is expansive clay. In Idalou that is half right, and which half depends on where in town you are. USDA soil data comes back four ways inside one square mile: Acuff loam in the middle of town and Amarillo fine sandy loam on the southeast side, well drained with low shrink-swell; Olton clay loam on the north edge, moderate; and Randall clay on the northwest side — roughly 63 percent clay, very high shrink-swell, poorly drained, in a playa basin that ponds.
We will not tell you over the phone which soil is under your slab. It is why we walk an Idalou house before we price it.
Roofs, hail, and the claim you never filed
NOAA radar recorded hail over the Idalou area on more than twenty days across the last three spring seasons. Those are radar-estimated signatures over an area larger than the town, not ground reports, so we will not quote a storm date. Roof age is the first question we ask here, and the first question a financed buyer’s lender asks. A high deductible, a denied claim, a non-renewed policy, or a check you took years ago and never spent on the roof — that is a house we buy. See selling a house with water or storm damage.
When a cash offer is not your best move
Do not take a cash offer if:
- Your house is updated, financeable, and you can wait. The Census counts only about four Idalou homes listed for sale at a time — few comps, but little competition. Listed with an agent, a well-kept home here usually nets more than we can pay.
- The repair list is cosmetic. Paint, flooring and a deep clean are worth doing yourself first.
- You are a payment or two behind and can catch up. Call your servicer first; that call is free.
- Nobody has sorted out who can sign the deed. If the house came through an estate, talk to a Texas attorney first — see selling an inherited property in Texas. Electrum Properties is not a law firm.
We are the right call when the repair list is longer than your cash, when the house sits empty costing you every month, or when a financed buyer walked after the inspection. Read your options for selling a house fast around Lubbock.
How our process works
1. You tell us about the house
Call 806-630-0875 or use the form. The address, roughly when it was built, and what is wrong with it.
2. We come to Idalou and look at it
In person: the roof, how the foundation is sitting, the mechanicals, and whether you are on city water or a well. On a pre-1980 house we look hard at the wiring and supply lines.
3. You get a number, and you pick the date
We show you how we got there, and no is a complete answer. You pick the closing date. When speed matters we can close in as little as 7 days on the right deal, and when you need until after harvest we work to that. We cover all closing costs on purchase.
Electrum Properties has bought houses around Lubbock County since 2019 and is BBB accredited, A+. We sometimes close in our own name and sometimes assign the contract, and we tell you which. Jarrod Frankum holds a Texas real estate license; we aren’t acting as your agent — we are the buyer.
Idalou situations we buy in
- An inherited house in town — roughly 44 percent of Idalou’s owner-occupied homes have a householder 60 or older.
- A vacant house.
- A rental you are tired of — median gross rent here runs about $678 a month.
- Behind on property taxes.
- Relocating, often just into Lubbock.
- Code violations, which start with the City of Idalou.

Questions we get from Idalou owners
Do you actually come out to Idalou, or do you buy sight unseen?
We come out. Idalou is about 12 miles up US 62/82 and we walk every house we make an offer on. Where two sides of one small town sit on different soils, an offer off a spreadsheet is a guess. You do not need a foundation report first.
My house was built in the 1950s and has never been updated. Is that a problem?
Not for us. The 1950s is the biggest decade in Idalou’s housing stock, so it is most of what we look at. Original wiring, old supply lines, single-pane windows and a tired roof lower the number, but they do not stop the sale.
The place is outside the city limits on a well and septic. Will you still buy it?
Yes. Most of the 79329 ZIP is outside the city limits, so much of what we look at is a house on acreage — a well, a septic tank, more to check, fewer buyers.
What does selling my Idalou house to Electrum Properties cost me?
Nothing. No commission, no listing fees, no repair credits. We cover all closing costs on purchase. The number we hand you is what the title company wires you, less anything owed against the house.
