Where we buy in Wolfforth
Wolfforth sits eleven miles southwest of Lubbock. US 62/82 runs along the south side of town, carrying the Marsha Sharp Freeway name out of Lubbock. FM 179 — everybody calls it Dowden Road — is the north-south spine. The town is one ZIP, 79382. We buy inside the city limits and out on the county side, including addresses along FM 1585.
It began as a railroad stop in 1916, named for two brothers, George and Eastin Wolffarth. The family spelled it Wolffarth; the town never has. Wolfforth stayed small until the 1970s and has roughly doubled since 2000, to about 6,700 people. Frenship ISD is what holds it together — the district office is here on 7th Street, along with Frenship High, Frenship Middle, Bennett Elementary and a 10,000-seat stadium at Tiger Street and FM 179. The Harvest Festival parade comes down Main Street every September.
In Wolfforth, an older house is the outlier
| Wolfforth | Lubbock city | |
|---|---|---|
| Median year built | 2006 | 1984 |
| Median owner-occupied value | $260,200 | $212,400 |
| Owner-occupied share | 78.5% | 51.2% |
That twenty-two-year gap is the difference between selling here and selling in Lubbock. Almost 58 percent of Wolfforth’s roughly 2,400 housing units went up in 2000 or later. Only about 545 predate 1980, and there is essentially nothing from before 1950. This is not an old town with old houses. It is a railroad siding that became a suburb.
If you own one of those 545, your problem is the reverse of a Lubbock seller’s. A dated kitchen in a 1960s Lubbock neighborhood is normal — the house next door has one too. Here it is what makes your house different from everything else the buyer saw that Saturday. Your house does not lose on price. It loses on the shopping list.
Roofs, hail, and the check that did not cover it
Between 2015 and 2025 the National Weather Service logged 35 hail reports with Wolfforth as the nearest town. Thirty-two were an inch or bigger and fifteen were golf-ball size or larger. On 23 June 2023 an NWS employee measured a 4.50-inch stone three and a half miles southeast of town — tied for the largest recorded anywhere in Lubbock County across those eleven years.
An actual-cash-value settlement on a twenty-year-old roof does not pay for a new one, and a house that cannot pass a roof inspection cannot go retail. If the claim was denied, or you took the money and never did the work, that is a house we buy. See selling a house with water or storm damage.
Foundations here are a lot-by-lot question
Every cash-buyer site in Texas says expansive clay is wrecking your slab. In Wolfforth that is mostly not true. USDA survey data across the town comes back Acuff loam more than anything else — around 28 percent clay, moderate shrink-swell. What moves is the low ground: the playa basins map as Randall clay, nearly 63 percent clay, with close to three times the shrink-swell of the loam most of town sits on. Movement here is block by block, not town-wide. It is why we walk a Wolfforth house before we price it.
Wolfforth is not Lubbock, and the paperwork knows it
Wolfforth is an incorporated home-rule city with its own code of ordinances, its own code enforcement, and its own development department doing permits and inspections inside the city limits. Lubbock’s online permit and code-case search does not cover any of it, so a Wolfforth house will not show up there.
Outside the limits you are in unincorporated Lubbock County, with a septic system permitted by Lubbock County Public Works. Those fringe lots run about half an acre, against 6,000 square feet in the subdivisions. Either way the deed is recorded downtown at the County Clerk’s office on Broadway, where land records go back to January 1974, and the value comes from the Lubbock County Appraisal District — not Hockley, not Terry.
How selling to us actually works
You send the address. We drive out and walk the house — inside, outside, roof, slab. Then we give you a number and show you how we got there. If you take it, we open title locally.
| Cash sale to Electrum | Listing with an agent | |
|---|---|---|
| Timeline | You pick the date | Market-dependent |
| Repairs | None — we buy as-is | Usually required |
| Closing costs | We cover all closing costs on purchase | Typically split |
| Commissions | None | Yes |
We buy for our own account, and we sometimes assign a contract to another buyer instead of closing in our own name. We tell you which one before you sign, and we aren’t acting as your real estate agent. Compare every route on our Lubbock selling options page, or read how we buy houses.
When a cash offer is not your best move
This is worth saying plainly here, because the Wolfforth market rewards a clean house. If yours was built in the last fifteen years, has a sound roof and shows well, list it — an agent will likely net you more than we can, even after commission. Same answer if the only real issue is cosmetic and you have time and cash. And if you owe more than the house is worth as-is, a cash sale may not be able to close at all.
Where we do make sense: more work than a Wolfforth buyer will pay for, a roof that will not pass inspection, an inherited house standing empty, or a closing date you can count on.

Wolfforth questions we actually get
My house is from the 1970s and everything around it is new. Does that hurt the offer?
It changes what the house is worth finished, so it changes our number. But about 545 Wolfforth homes predate 1980, so an older house here is not unusual — it is just outnumbered.
Does the City of Lubbock handle permits and code issues on my Wolfforth house?
No. Wolfforth has its own ordinances, code enforcement and development department. Lubbock’s permit and code-case search will not show a Wolfforth permit or case.
Do you buy outside the city limits, on septic?
Yes. Those are the bigger fringe tracts. Lubbock County permits the septic system and keeps the approved file at the courthouse in suite 1220.
Hail got my roof and the insurance money will not replace it. Will you still buy?
Yes. We price the roof the way we find it, with no claim for you to finish first and no repair for you to make.
I inherited a house in Wolfforth and I live out of state. Where do I start?
Start with a Texas attorney and confirm who can sign a deed. Electrum Properties is not a law firm and cannot advise you on the estate. Lubbock County land records are online back to January 1974.
