The square mile between Clovis Road and 4th Street
Arnett Benson is the box bounded by Clovis Road, University Avenue, 4th Street and Indiana Avenue — a neighborhood inside the City of Lubbock, about two and a half miles northwest of City Hall, not a town of its own. City water, city sewer, city code enforcement. No wells, no septic tanks. ZIP 79415, Lubbock County, City Council District 1.
North from 1st Street, the cross streets run the alphabet as colleges — Amherst, Auburn, Bates, Baylor, Colgate, Cornell, Dartmouth, Duke, Emory, Erskine, Fordham, Grinnell, Harvard. West from University, the avenues run it again as cities — Akron, Boston, Canton, Detroit, Elgin, Flint, Gary, Hartford. Stand at Cornell and Detroit and you know exactly where you are.
Clovis Road carries US 84 toward New Mexico. Along the south edge the Marsha Sharp Freeway runs on the 4th Street line, Texas Tech across it. The neighborhood is named for Sam Arnett and George Benson, Lubbock partners who owned a Ford dealership and called their 1939 ranch the V-8. Wolffarth Elementary at 3202 Erskine is the school here, Lubbock ISD. The Maggie Trejo Supercenter at 3200 Amherst, in Rodgers Park, is where the City holds its neighborhood meetings.
What the houses here are actually like
In the neighborhood’s core census tract, 92.5% of housing units are stand-alone single-family houses — effectively no apartments and no mobile homes. Nearly three quarters, 72.6%, were built before 1970, and the median house was built in 1962. Citywide the median is 1984. Those are American Community Survey 2020–2024 five-year estimates for the tract, not your block.
One thing we will not tell you: this is not expansive-clay ground. Lubbock’s bad shrink-swell clay sits out in the playa basins. The soils under Arnett Benson are Amarillo, Acuff and Estacado under urban land — sandy loam to clay loam, low to moderate shrink-swell. When a house here has moved, it is usually age, drainage and a slow leak under the slab, not the dirt. That is an observation, not an engineering opinion.
Why people in Arnett Benson call a cash buyer

Along 4th Street across from Texas Tech, four in five occupied homes are rentals. The City’s Code Administration Department has run a deployment inside these exact boundaries — junked vehicles, nuisance weeds and rubbish, substandard housing, zoning.
