The box is simple: 50th Street north, Loop 289 south, Quaker Avenue west, Indiana Avenue east. All ZIP 79413, inside Lubbock city limits, four miles southwest of downtown.

Census tracts 19.07 and 19.08 cover this box, but the line between them does not run straight down 58th Street. East of Memphis Avenue — Indiana, Joliet, Knoxville, Kenosha, Louisville — it does: the 5700 blocks are tract 19.07, the 5800 blocks are 19.08, right at 58th. West of Memphis, the line steps south. The 5800 through 6200 blocks on Memphis, Nashville, Norfolk, Orlando and Peoria are still tract 19.07, and the split doesn’t reach 19.08 until close to 63rd Street; past that it runs an irregular path, not a platted street, the rest of the way to Quaker. So the 2020-2024 Census estimates below describe two real populations inside this box — they just don’t divide along 58th for the whole width of the neighborhood.

Same name, same ZIP, two different tracts. Tract 19.08’s median runs about 40% above the Lubbock citywide median of $212,400; tract 19.07’s sits within a rounding error of it. The line only tracks 58th on the east side of the neighborhood — from Memphis Avenue west, the blocks between 58th and roughly 63rd are still tract 19.07, not 19.08. The south side has a homeowners association, Melonie Park South, but whether the HOA’s actual boundary lines up with the census-tract line is not something we could verify from public records. Treat “south of 58th” as a rough guide here, not a surveyed line.

Drive west from the east edge: Indiana, Joliet, Knoxville, Kenosha, Louisville, Memphis, Nashville, Norfolk, Norwood, Orlando, Oxford, Peoria, Quaker. The letters run I through Q in order, east edge to west.

Then the grid breaks. Joliet Avenue and Joliet Drive are two different streets — and so are Kenosha, Knoxville, Louisville, Nashville and Oxford. So do 62nd through 66th and 68th through 70th. Miller Elementary sits at 6705 Joliet Drive; there is a Joliet Avenue eight blocks north. Type the wrong one and you are in the wrong half of the market.

Of the 2,469 housing units between 50th and the Loop, 1,584 went up in the 1960s and 467 more in the 1970s. Not one was built in the entire 1990s, and vacancy runs 3.0%. So the roofs, sewer lines and panels all come due at once.

The classic Lubbock foundation story is expansive playa clay, and the USDA maps no Randall clay under this neighborhood. Sampled at 49 points, it comes back mostly Acuff loam, well drained, linear extensibility 1.0% to 4.9%, caliche about 38 to 41 inches down. We buy houses with foundation problems. On June 23, 2023 the weather service plotted hail at 33.53 north, 101.88 west — this neighborhood’s southeast corner, Indiana and the Loop — and called it “golf ball to baseball size hail” on Lubbock’s south side. One in three owner-occupied houses here — 658 of 1,966 — carries no mortgage, and 22.7% are headed by someone 65 or older.

  • The tract-line misprice. An owner in the north tract prices off south-tract comps and sits.

Three offices touch that sale. The Texas Comptroller’s directory says of Lubbock County’s tax assessor-collector: “This tax office does not collect property taxes.” Here, Lubbock Central Appraisal District appraises the house and sends the bill, at 806-762-5000. The County Clerk records the deed and says staff “will not conduct searches that are not authorized by statute.” Weeds and substandard structures are the City’s, at 806-775-2193.

The City also says its flood zones “generally occur adjacent to the playa lakes.” There is one right here — the lake in Elmore Park at 66th and Quaker. We publish no flood zone for any address; call Development Engineering at 806-775-2347.

  • You are in the south tract and the house is updated. That is 99% single-family, 94.6% owner-occupied ground. An agent should beat our number.
  • The work is cosmetic and you have time. Paint, floors and fixtures usually net more done first.
  • Everyone who has to sign has not agreed. Heirs still talking, a divorce not final, a lien nobody has read. A fast closing on a house that cannot close is not fast, so sort that first.
